For the last ten years, Armando Montelongo has been flipping houses in San Antonio, Texas, and building a real estate empire. Now, with the real estate market tanking, Armando has turned his attention to helping homeowners in trouble. He believes when it comes to money most people create their own bad luck. It's Armando's mission to set investor-wannabes straight and tackle one real estate nightmare at a time. In this episode, Armando travels to San Clemente, California, to help Tom and Deb Finnegan. Their renovation project has spiraled out of control: a 3,000-square-foot Spanish Renaissance dream house has become a house of horrors. A series of unfortunate events, including the death of their contractor, left the Finnigans penniless. Armando first must push Tom and Deb to end their cycle of self-destruction and follow his advice or face complete financial ruin.

Rudy's newest acquisition is a giant red house built in the 1800s. It's in one of Los Angeles's roughest neighborhoods and comes complete with a house-full of tenants. Busy figuring out where he might re-locate his tenants, Rudy overlooks the fact that the house has a basement. At first, he's encouraged by the discovery of extra square footage, but on closer inspection the old basement might not meet California's earthquake code. Major electrical problems add to his costly problems and, finally, the neighborhood historical society weighs in with time-consuming preservation requirements. Rudy stands to make a huge profit on this flip, if he can ever finish it.

Jeremy gets a great lead on a run-down 3 bedroom colonial in Hamden, CT and vows to turn the property into the "pride of Hamden." This lofty goal hits an immediate snag when the team discovers that the previous tenants left the home full of their junk. JD's quick thinking turns lemons into lemonade when he decides to hold a yard sale. Back on track the team encounters a larger problem--steam pipes are blocking a planned expansion of the kitchen. Pipe problems are just the beginning as the guys rush to finish the project in time and on budget. Will Than and his team be able to come out on top with this flip or is it just another pipe dream?
